One of the things I get asked a lot is, “What is home staging?” My answer depends on who I’m talking to. If I am talking to a home seller, I tell them that, “It’s the art of helping potential buyers see your house as their new home.” If an agent asks, I say, “Home staging is about mitigating your risk through function and design.” While these answers may seem different, they are in fact the same thing.
Home staging is about creating an environment in which buyers can see themselves living in the house and making a home their home. This emotional connection is important because it is the first step to committing to the property and offering to buy it. The quicker an offer is received, the happier and less-stressful it is for everyone.
Home staging brings value to the home selling process. Staging a property:
- Peaks the interest of potential buyers through better photos
- Elevates a home’s décor so it appeals to a wider buying audience
- Makes the home look larger, lighter and more inviting
- Enhances the perception that the home has been well maintained
- Decreases the time the house is on the market*
